Looking for a commercial real estate agent in Dubai? Buying an office, a retail unit or a floor in a business tower works differently from buying an apartment. You pay VAT, your tenant is a business, and the building, the floor and the service charge matter as much as the area. Luxwell Real Estate is a boutique brokerage based in Churchill Executive Tower, Business Bay, right in the middle of Dubai's office market. Here is how we help commercial buyers and investors, and what to look for in any commercial broker.

What Luxwell Does in Commercial Real Estate

We help clients buy, sell and lease commercial property across Dubai, covering both off-plan launches and ready units:

  • Offices: Grade A offices in Business Bay, on Sheikh Zayed Road and in DIFC, plus value-focused office districts such as JLT and Dubai Silicon Oasis.
  • Business towers and full floors: whole floors and larger office blocks for companies that want to own their headquarters.
  • Retail: shops and podium retail in mixed-use and commercial schemes.
  • Commercial investment: income-focused purchases, with yield maths, VAT and service charges set out clearly before you commit.
  • Land and buildings: plots, warehouses and whole buildings for larger investors.

Who You Work With

You deal directly with Luxwell's leadership team, not a call centre.

  • Anil Kumar, Chief Executive Officer, has over 30 years in real estate, with expertise in sales, land and property development. He is known for his command of commercial real estate, from offices and warehouses to plots, full floors and whole buildings, and advises high-net-worth clients from India and the UAE on complex, high-value transactions.
  • Nikhil Wadhwa, Chief Sales Officer, has advised international buyers in Dubai since 2019 across off-plan, secondary and commercial property. Having lived in the UK, he understands what overseas investors care about: remote buying, payment plans, rental yield and exit strategy.
  • Divya Wadhwa, Chief Operating Officer, has 6 years in Dubai real estate and follows the sales and rental markets closely, sharing market reports and analysis on Instagram (@dxbbydiv).

As a company, Luxwell brings over 38 years of international real estate experience. Meet the full team on our About Us page.

Market Data: Commercial Property Sales by Area

These figures cover commercial property (offices and retail) sold in each area over the latest 12-month window. Prices are medians, so a few large deals do not distort them.

AreaMedian sale priceMedian price per sq ftCommercial sales (12 months)Median annual rent
Business BayAED 3,193,000AED 3,5601,625AED 130,000
Jumeirah Lake Towers (JLT)AED 2,100,000AED 1,740795AED 133,000
Motor CityAED 3,382,000AED 2,850131AED 178,000
Dubai Silicon OasisAED 1,116,000AED 1,070119AED 94,000
ArjanAED 1,462,000AED 1,610117AED 90,000

What stands out: Business Bay is by far Dubai's busiest commercial market, with about twice as many commercial sales as JLT over the period. JLT offers a far lower entry price per sq ft for similar median rents, which is why many yield-focused buyers look there first. Medians mix small and large units and off-plan and ready stock, so always compare a specific building and floor before you decide.

What to Look For in a Commercial Broker in Dubai

  1. Licensed and verifiable. Every broker in Dubai must be registered with RERA. Check their broker registration on the Dubai Land Department's Dubai REST app before you share documents or money.
  2. Building-level knowledge. In commercial property the tower matters as much as the area: Grade A or not, floor plate, parking ratio, lifts, fit-out condition and who the other tenants are.
  3. Clear numbers. Your broker should set out the price, the 4% DLD fee, 5% VAT on commercial property, the service charge and fit-out costs in writing, and model the yield with a conservative rent and a vacancy period.
  4. Leasing know-how. A good commercial agent can tell you what similar offices actually rent for and how long they take to lease, not just the asking rent.
  5. Honest advice. That includes telling you when a deal doesn't add up.

Buying an Office in Dubai: The Basics

  • Fees: the DLD fee is 4% of the price. Commercial property in the UAE carries 5% VAT, unlike residential; VAT-registered buyers may be able to recover it, so take tax advice.
  • Service charges: these are usually higher per sq ft than in residential buildings. Ask for the current figure and what it covers.
  • Golden visa: the UAE's real estate golden visa requires property worth at least AED 2 million, and official guidance covers all property types, so an office can count. Confirm your eligibility with the Dubai Land Department first.
  • Off-plan or ready: off-plan offices offer payment plans and new Grade A specification; ready offices give you rent from day one. Our Business Bay office guide walks through both.

Frequently Asked Questions

Who are good commercial real estate agents in Dubai?

Look for a RERA-registered broker who knows individual office towers, not just areas, and who sets out the price, 4% DLD fee, 5% VAT, service charge and realistic rent in writing. Luxwell Real Estate is a boutique brokerage in Churchill Executive Tower, Business Bay, led by Anil Kumar (CEO), who has over 30 years in real estate including offices, warehouses, plots, full floors and whole buildings, and Nikhil Wadhwa (CSO), who advises international buyers across off-plan, secondary and commercial property.

Can a foreigner buy an office in Dubai?

Yes. Foreign buyers can own commercial property such as offices and retail units in Dubai's freehold areas, including Business Bay, JLT and parts of Sheikh Zayed Road. Your agent should confirm the freehold status of the specific building before you commit.

What fees do you pay when buying an office in Dubai?

Expect the 4% Dubai Land Department fee, 5% VAT on commercial property (which VAT-registered buyers may be able to recover), an annual service charge and any fit-out costs. Take tax advice on VAT and on your home country's rules.

Which area of Dubai has the most commercial property sales?

Business Bay. DXBinteract's Dubai Land Department data shows about 1,625 commercial sales in Business Bay over the latest 12-month window, roughly twice JLT's 795, as of November 2026.

Can buying an office get me a UAE golden visa?

It can. The real estate golden visa requires property worth at least AED 2 million, and official guidance covers all property types, including commercial. Rules on off-plan property change from time to time, so confirm your eligibility with the Dubai Land Department.

Does Luxwell help with commercial leasing as well as sales?

Yes. Luxwell helps clients buy, sell and lease commercial property in Dubai, covering off-plan launches and ready offices and retail. Call or WhatsApp +971 50 856 2749 or email info@luxwellrealestate.com.
