Offices are becoming a bigger part of Dubai's off-plan market, and Business Bay is where many investors start. This guide covers the practical side: what offices rent for, how to work out a gross yield, what you'll pay on top of the price, and whether an office can get you a golden visa. We use LMD's Christian A. Rockefeller Business Tower as a worked example throughout.

Why Investors Are Looking at Offices
Dubai's office market has outperformed in recent years. CBRE reported Grade A occupancy of about 94% in Q2 2026, with prime rents up 16% year on year. Newmark puts Business Bay Grade A rents at an average of AED 254.1 per sq ft in Q1 2026, up 18.7%. Offices also bring benefits you don't get with residential:
- Business tenants often sign longer leases, and Newmark reports average remaining lease terms lengthening in 2026.
- Owner-occupiers can use the office for their own company and stop paying rent to a landlord.
- Fewer small investors, as the office market is less crowded with retail buyers than apartments.

Working Out a Gross Yield
Gross yield is annual rent divided by purchase price. Here is a simple illustration using Newmark's Q1 2026 average Business Bay Grade A rent and the tower's indicative launch range. This is arithmetic, not a forecast. Actual rents at handover in 2030–2031 could be higher or lower.
| Price per sq ft | AED 4,000 to 4,500 (indicative launch range) |
|---|---|
| Rent per sq ft per year | AED 254 (Newmark Business Bay Grade A average, Q1 2026) |
| Implied gross yield | About 5.6% to 6.4% |
| Less service charge | AED 18 per sq ft (LMD estimate, to be finalised) |
| Implied net yield before other costs | About 5.2% to 5.9% |
A branded, newly built tower may achieve rents above the Business Bay average, as Downtown and DIFC offices already average AED 390+ per sq ft according to Newmark. It could also take time to lease up at handover. Always stress-test the numbers with a lower rent and a vacancy period.
Costs on Top of the Price
- DLD fee: 4% of the purchase price, due at booking for this project.
- VAT: Commercial property in the UAE is subject to 5% VAT, unlike residential. LMD says VAT is paid in proportion with each instalment. Investors registered for VAT may be able to recover it. Take tax advice.
- Service charge: LMD estimates AED 18 per sq ft a year, to be approved at handover.
- Fit-out: Budget for fit-out if you plan to occupy or lease to a tenant who needs it.
The 50/50 Payment Plan
LMD offers two plans, both with 50% on handover. Under the standard plan you pay 10% on signing, 10% after one month and 5% every six months from month 15 to month 45, with 50% at handover. The incentivised plan is 20% on signing, then the same 30% during construction and 50% at handover.
For a 1,077 sq ft Core office at AED 4,000 per sq ft (about AED 4.3 million), that means about AED 2.15 million during construction and the same amount at handover, plus the 4% DLD fee. Many investors plan to fund the handover balance from savings, a sale, or a mortgage. Check commercial mortgage availability early, as terms differ from residential.

Can an Office Get You a Golden Visa?
The UAE's real estate golden visa requires property worth at least AED 2 million. Official guidance from the ICP and Dubai's GDRFA covers property in general, and the GDRFA's guidance states it "includes all types of properties", so a commercial office can count. The rules on off-plan property and how much you need to have paid change from time to time, and the visa length differs by category. Confirm your eligibility with the Dubai Land Department before you rely on it. Even the smallest offices in this tower are likely to be above AED 2 million at launch prices.
Who It Suits
- Business owners in Dubai who want to own their headquarters rather than rent.
- Long-term investors comfortable with a handover in 2030–2031 and an income from the 2030s onwards.
- UK investors looking to diversify away from UK commercial property. Rental income may still be taxable in the UK; see our guide to UK tax on Dubai rental income.
- Indian and Singaporean investors looking for a dollar-pegged (AED) asset in a no-income-tax jurisdiction. Check your home country's rules on overseas investment and tax.
Due Diligence Checklist
- Confirm the developer and project number in the DLD register (this one is project 4171, escrow with Commercial Bank of Dubai).
- Get the exact price, floor and view premium in writing.
- Read the SPA for the completion date, late-delivery terms and handover conditions.
- Ask for the service charge estimate and what it covers.
- Model the yield with conservative rent and vacancy assumptions.
- Take tax advice on VAT and on your home country's rules.

Luxwell's Take
Offices can be a strong addition to a Dubai portfolio, but they behave differently from apartments. You pay VAT, tenants are businesses, and returns depend heavily on location and building quality. A Grade A tower on Sheikh Zayed Road with a 50/50 plan gives buyers a long runway to pay. In return, it asks them to believe in the office market in 2031. Run the numbers conservatively and you'll know whether it fits.
