AHS Properties Launches New Grade-A Office Tower on Sheikh Zayed Road from AED 7.2M

AHS Properties has unveiled its next commercial project: a new G+50 Grade-A office tower on Sheikh Zayed Road, Dubai, with offices from 1,800 sq ft and a starting price of AED 7.2 million. The details come from AHS's official Instagram announcement on 21 October 2026, which describes the tower as "The New Power Address" and "A defining presence. A distinguished address." AHS has not yet published a project name.

The tower dedicates 30,000 sq ft to wellness and fitness, under the theme "Balance, Built In". Amenity space on this scale is a growing selling point for premium offices in Dubai, because companies are using workplace quality to attract and keep staff.

12,000 sq ft of culinary experiences

A further 12,000 sq ft is set aside for dining, billed as "Something for Every Taste". Together with the wellness floors, that is 42,000 sq ft of amenities announced so far.

AHS Properties' track record

• AHS Tower, Sheikh Zayed Road: AHS's first big commercial project, a 69-storey Grade-A office tower near DIFC designed by Killa Design. It sold out during development in February 2026, generating more than USD 700 million, according to AHS's official release. The Land Department register shows completion in January 2027.
• One Canal and Casa Canal: AHS's ultra-luxury residential projects on the Dubai Water Canal, which built the developer's name in the high end of the market.

The new tower is AHS's second Grade-A office launch on Sheikh Zayed Road in 2026, following the AHS Tower sell-out.
