What Native Properties Has Announced

A boutique building. Native Haus is small by Dubai standards. With 162 homes, it has far fewer units than most new towers, and the developer says it is aimed at professionals, young couples and people who want a calm home rather than a resort-style complex.

Three layout families. The developer splits the homes into Urban Suites (studios), City Residences (one-bedroom with study) and Signature Residences (two-bedroom with study). The extra study gives room for a home office or a nursery without moving up a full bedroom.

Shared spaces built for daily use. The planned amenities include a swimming pool and deck, a gym and a calisthenics area, a co-working zone, a social lounge, community hangout spaces, an outdoor cinema and a retail promenade at street level.

A new name backed by an established group. Native is the Dubai arm of Avighna Group, a privately held, debt-free luxury developer from Mumbai. The group moved into Dubai by buying Emaar Business Park Building 3 on Sheikh Zayed Road, where Native now has its office. Native Haus is its first residential launch here.

Why the Location Matters

Quick road access. The developer puts Native Haus about 2 minutes from Al Khail Road and Sheikh Mohammed Bin Zayed Road, 12 minutes from Sheikh Zayed Road and 25 minutes from Al Maktoum International Airport (DWC).

Schools and parks on the doorstep. Sunmarke School is about a minute away and Arcadia British School about 3 minutes away, according to the developer. District 4 Park and JVT Community Park are both within a couple of minutes.

A new mall next door. Skylight Mall, which Dubai Retail is building on Al Khail Road, is about 2 minutes away. It is due to open in 2027, ahead of Native Haus's completion, and will add more than 360 shops for JVT residents.

What It Means for Buyers and Investors

For end-users. JVT is a quieter, low-rise community with villas and mid-rise buildings, close to good schools. A one or two-bedroom home with a study suits a couple or a small family who need a work-from-home room.

For investors. An entry price of AED 699,000 puts Native Haus within reach of first-time investors. Studios and one-bedroom homes near Al Khail Road usually rent well to professionals. Compare the price per square foot with ready buildings nearby before you commit.

Plan for the 70% on handover. Under the reported 30/70 plan, most of the price is due when the building is finished. Decide early whether you will pay that with cash or a mortgage.

Check the paperwork. Native is a new developer in Dubai, so confirm the project's Dubai Land Department (DLD) registration and escrow account, the completion date in the Sale and Purchase Agreement (SPA) and the full payment schedule before you pay anything.
