What Dubai Retail Announced

Dubai Retail says Skylight Mall will combine an extensive retail offer with dining, entertainment and everyday services, with fluid, interconnected spaces and expansive interiors. At 1.3 million sq ft of GLA, it is classed as a super-regional mall, the largest category of shopping centre, and it will become one of Dubai's newest destinations of that size.

The official renders show a long, low building with a landscaped entrance and a large skylit central atrium, which gives the mall its name. Individual tenants, anchor stores and entertainment attractions have not yet been named.

Why It Matters for Property Buyers and Residents

A big amenity gap is being filled. JVT, Jumeirah Islands and The Springs are established family communities, but residents have relied on smaller community centres or a drive to Mall of the Emirates, Ibn Battuta or Dubai Hills Mall for a full shopping and leisure day out. A super-regional mall on Al Khail Road puts that offer much closer.

Livability supports rental demand. Tenants, particularly families, weigh how close they are to shopping, dining and entertainment. Major amenities can help occupancy and tenant retention in surrounding communities. That isn't a guarantee of price rises, and the market is cooler in 2026, but it is a long-term positive for liveability along the corridor.

Traffic is the trade-off. Al Khail Road is already busy at peak times. Until access roads and junction details are published, buyers of homes closest to the site should factor in possible congestion during construction and after opening.

Check the exact site before you buy for it. Dubai Retail has not released the exact plot location or road access. If being near the mall is part of your decision, ask for confirmed distances once the site plan is public rather than relying on marketing claims.

Communities to Watch

According to Dubai Retail, the mall is planned to serve these communities:

  • Jumeirah Village Triangle (JVT): villas, townhouses and apartments, popular with families and buy-to-let investors.
  • Jumeirah Islands: a gated villa community of clustered island plots.
  • The Springs: an established Emirates Living townhouse community with strong end-user demand.

Other communities along Al Khail Road may also benefit, depending on the final location and road access.
