Talay is Aldar's first residential community at Marsa Al Saadiyat, the AED 100 billion waterfront district that completes Saadiyat Island in Abu Dhabi. It brings together 351 standalone four, five and six-bedroom villas in two gated communities, Talay and Talay Beach. Aldar announced the project on 17 September 2026 and sales opened on 23 September 2026. Launch prices start from AED 13.5 million for a four-bedroom villa, on a 50/50 payment plan, with the first handovers planned for Q4 2029.

This is our Friday deep dive into one of the UAE's top-tier off-plan addresses: what you get, what it costs, how the payment plan works and who it suits.

Why Marsa Al Saadiyat matters

Saadiyat Island is already home to Louvre Abu Dhabi, NYU Abu Dhabi, Zayed National Museum and some of the capital's most sought-after beaches. Marsa Al Saadiyat is the final phase of the island's masterplan, unveiled by Aldar in July 2026. According to Aldar, it covers about 6.4 million square metres and 8 km of coastline and will eventually be home to more than 58,000 residents across private mansions, luxury villas, waterfront apartments and branded residences.

Aldar's official figures for the wider destination include:

  • Abu Dhabi's largest marina, with 350 berths and space for superyachts up to 101 m
  • 5.6 km of beaches and a 1 km continuous waterfront promenade
  • 140 km of walking paths and a 46 km cycling loop
  • A 73,800 sq m Central Park at a planned underground Etihad Rail high-speed station
  • A theatre district anchored by Dar Al Funoon, and a direct link to the Saadiyat Cultural District

Talay is the first set of homes released in the district, so buyers are getting in at the very start of a new masterplan by one of Abu Dhabi's leading developers. If you are comparing Abu Dhabi's island districts, our guide to Hudayriyat Island covers the other major waterfront story in the capital.

Two communities: Talay and Talay Beach

Aldar is releasing Talay as two gated villa communities launched together:

  • Talay (167 villas) sits at the heart of the destination, with the earlier handover from Q4 2029.
  • Talay Beach (184 villas) sits closer to the shore, with views towards the Al Reem Island skyline and a later handover. Most launch materials cite Q4 2030, but at least one source gives a later date, so confirm the handover date in the sale agreement.

Both communities offer the same four, five and six-bedroom layouts, with Talay Beach villas slightly larger in each type.

The villas

Every villa is a standalone two-storey home with a private backyard and a choice of contemporary facades. The boundary walls and screens are inspired by Areesh, a traditional Emirati palm-frond building technique, reinterpreted by Emirati artist and designer Abdalla Almulla, who also designed bespoke louvre details for the homes.

5-bedroom6,265 (582 sq m)6,318 (587 sq m)
6-bedroom6,781 (630 sq m)6,824 (634 sq m)

Sizes are gross saleable area as published in Aldar's sales materials. Average plot sizes are reported at roughly 736 to 883 sq m.

Community amenities and Emirati design

Talay is built around a landscaped green spine with falaj-inspired water channels, based on the UAE's traditional aflaj irrigation system. Aldar lists the following community amenities:

  • Community pool and kids' pool
  • Padel court, gym and jogging track
  • Cycling loops and green corridors
  • Outdoor majlis pavilion and picnic areas
  • Kids' discovery garden and maritime-inspired play spaces
  • A landmark fountain commissioned from Abdalla Almulla
  • Gated community with 24/7 security

Within about 1 km, Aldar says residents will have the beach, the marina and yacht club, and a retail hub, with a school, nursery and mosque within walking distance. Saadiyat's established schools, including Cranleigh Abu Dhabi, the American Community School of Abu Dhabi and NYU Abu Dhabi, are a short drive away. Aldar is targeting an Estidama 3 Pearl sustainability rating, with a 30%+ reduction in energy use and 42% reduction in water use.

Prices

Aldar's own Talay page does not publish a price list. The launch prices below are consistent across Aldar's launch communication to brokers, several Aldar-registered brokers and independent coverage of the launch:

Villa typeLaunch price
4-bedroomFrom AED 13.5 million
5-bedroomFrom AED 15.5 million
6-bedroomFrom AED 17.2 million

At AED 13.5 million for 5,403 sq ft, the entry four-bedroom works out at roughly AED 2,500 per sq ft of gross saleable area. Since launch, at least one broker has started quoting slightly higher figures, so treat these as launch prices and ask for the current price list and availability before you commit. The published service charge is AED 84.61 per sq m of gross floor area (about AED 7.86 per sq ft).

Payment plan

Talay is sold on a 50/50 plan. The dated schedule shared at launch is:

MilestonePayment
On booking5%
1 March 20275%
1 September 20275%
1 March 20285%
1 August 202810%
1 January 202910%
1 June 202910%
On handover50%

That means only 20% is due in the first 18 months, and half the price is paid at handover, either in cash or with a mortgage. Abu Dhabi also charges a 2% registration fee on the purchase price, so budget for it on top of the booking payment.

Who Talay suits

  • Families relocating to Abu Dhabi: large standalone villas, schools from nursery to university on the island, and a gated community designed around outdoor family life.
  • Long-term buyers who want an early position: as the first residential launch in a new Aldar masterplan, Talay offers entry before the marina, beach club, rail station and theatre district are delivered.
  • Golden Visa applicants: at these prices, every villa is well above the AED 2 million property value used for the UAE's 10-year Golden Visa. For off-plan homes, eligibility rules can depend on the amount paid, so check the latest criteria. Our UAE investor visa update explains the current options.

Things to weigh up

  • Long timeline: handover is three years away for Talay and longer for Talay Beach, and the wider district will take years to complete.
  • Large final payment: 50% on handover is a big single commitment. Plan the financing early.
  • Price movement since launch: confirm today's prices rather than relying on launch figures.

How Talay compares

Saadiyat is the capital's prime villa island, and Talay is one of the few new standalone-villa releases there from a major master developer.
