What Wasl Has Announced

One tower, nine modules. Wasl says the tower is a stone-inspired form made of nine geometric modules that shift from floor to floor. This gives larger volumes, terraces and changing views as the building rises, and is where the name Nine Collective comes from.

Large family homes. There are no studios or one-bedroom units. The smallest homes are two-bedroom apartments, and every residence includes a maid's room. At the top end are three and four-bedroom duplexes and five-bedroom duplex penthouses. Wasl lists open-plan living, smart-home systems and natural light as standard.

A long amenity list. Planned facilities include a 25-metre swimming pool and a sky infinity pool, a gym with an outdoor fitness deck, a spa and sauna rooms, and an indoor padel court. There is also a rooftop lounge, private dining rooms, a private cinema, an event hall, a family hub, kids' play zones and a splash pool, BBQ stations, and shops and cafés on site, along with covered parking and 24/7 security and concierge.

First-time buyer units. Wasl says some units are set aside for the Dubai First-Time Home Buyer Programme, for homes under AED 5 million. Buyers must not already own a freehold property in Dubai. Based on the reported prices, this mainly applies to the two-bedroom homes.

Why the Location Matters

Central Dubai, next to a major park. Wasl 1 sits in Al Kifaf, between Sheikh Zayed Road and Zabeel Park. Wasl says Nine Collective has direct access to the park and quick access to Sheikh Zayed Road and Max Metro Station.

Short drives to the city's main districts. Wasl's brochure puts Dubai World Trade Centre about 5 minutes away, Downtown Dubai and DIFC about 10 minutes away, and DXB Airport about 15 minutes away. Dubai Frame and Museum of the Future are also close by.

Little new supply nearby. Most of Dubai's new off-plan towers are going up in outer communities. New freehold homes this close to DIFC and Downtown are less common, which is part of what buyers pay for here.

What It Means for Buyers and Investors

For end-users. Every home has a maid's room, the park is on the doorstep and DIFC and Downtown are about 10 minutes away. This suits families who want space in central Dubai rather than a villa further out.

For investors. With 215 homes, the tower is small by Dubai standards, so fewer similar units will compete for tenants or buyers later. The 40/60 plan means 60% is due on handover, so plan how you will fund that payment, whether with cash or a mortgage.

The EOI is not a sale. An EOI reserves a place in the queue before the official launch. Ask in writing whether it is refundable, and read the final price list, unit allocation and Sale and Purchase Agreement (SPA) before signing.

Check the paperwork. Confirm the project's Dubai Land Department (DLD) registration and escrow account, the handover date in the SPA and the full payment schedule before paying anything.
