Sobha Realty is offering a limited-time 20/80 payment plan on four of its Dubai communities: Sobha Central on Sheikh Zayed Road, Sobha Hartland II in MBR City, and Sobha Solis and Sobha Orbis in Motor City. Buyers pay 20 per cent when they book and 80 per cent on completion. The offer runs from 7 to 16 October 2026 and covers more than 2,900 homes.

What 20/80 Means in Practice

You pay one fifth of the price at booking and nothing more until the building is complete. On a home priced at AED 1.66 million at Sobha Central, that works out at about AED 332,000 on booking and about AED 1.33 million on completion.

The Terms

  • The unit must be booked, or approved, with a 2 per cent booking amount paid within the offer period (7 to 16 October 2026).
  • The offer does not apply to cancel-and-swap, upgrades or re-bookings.
  • Sobha may change the offer at any time.

What It Means for Buyers and Investors

Low cash during construction. Paying only 20 per cent before completion keeps more of your money free while the building goes up, which suits buyers who plan to sell or refinance later, or who want to spread their capital across more than one purchase.

A large bill at handover. The trade-off is an 80 per cent payment on completion. Plan how you will fund it, whether by savings, the sale of another property or a mortgage, and check your mortgage eligibility early. UAE Central Bank rules cap loan-to-value ratios, so a mortgage alone may not cover the full 80 per cent.

A short window. The offer ends on 16 October 2026 and covers a large share of Sobha's available stock. If you were already considering one of these communities, compare the 20/80 schedule with the standard plan before the window closes.
