Muraba Veil is one of the most unusual residential towers Dubai has ever approved. It will rise about 380 metres and 73 storeys beside the Dubai Water Canal in Al Wasl, but it is only 22.5 metres wide, so every home runs the full width of the building. The tower is designed by Pritzker Prize-winning RCR Arquitectes for Muraba Properties. It has 131 two- to five-bedroom residences, a stainless steel mesh "veil" around the whole building, and a Dubai Land Department (DLD) registered completion date of 31 December 2028.
This guide covers everything a serious buyer needs to know: the developer, the design team, the homes and their sizes, amenities and services, the payment plan, real registered sale prices, construction progress, how Veil compares with other luxury launches, and the checks to make before you commit.

The Developer: Who Is Muraba?
Muraba Properties is a boutique Dubai developer led by Managing Director Ibrahim Al Ghurair. It is registered with the DLD as Muraba Properties L.L.C and is unusual in two ways. It builds very few projects, and it works with a single architecture studio, RCR Arquitectes from Olot in Catalonia.
Muraba Dia on Palm Jumeirah. The developer's completed Dubai building is Muraba Dia, also known as Muraba Residences, on the East Crescent of Palm Jumeirah. It is a boutique RCR-designed building of 50 homes, made up of 46 apartments and four penthouses, and it is fully complete according to DLD records. Muraba Dia is known for its private beach, glass louvres and quiet, design-led style rather than for hotel branding.
A small but consistent track record. Muraba's delivered Dubai portfolio is one completed building, so buyers are backing a specialist with a clear design philosophy rather than a high-volume developer. In practical terms, that means checking escrow, construction progress and the contractual dates in the Sale and Purchase Agreement (SPA) is more important than relying on brand reputation alone.
A decade-long partnership with RCR. Muraba Veil is described by the developer as the fifth collaboration between Muraba and RCR over ten years. RCR's founders Rafael Aranda, Carme Pigem and Ramon Vilalta won the Pritzker Prize, architecture's highest honour, in 2017.
"We want Muraba Veil to be synonymous with exquisite serenity; with the same calm that you feel when you enter the courtyard of an Arabic house." – Ibrahim Al Ghurair, Managing Director, Muraba (October 2024 launch statement)
Location and Connectivity: Al Wasl, on the Dubai Canal
Muraba Veil's official address is 58 B Street, Al Wasl. On Muraba's own location map, the tower sits on the north bank of the Dubai Water Canal, right next to Sheikh Zayed Road. It sits between Safa Park, Downtown Dubai and the Jumeirah coastline.

Image: Muraba
The landmarks marked on the developer's map include:
- Safa Park, directly across the canal
- Downtown Dubai: Burj Khalifa, The Dubai Mall and Dubai Opera
- City Walk and Coca-Cola Arena
- DIFC, Dubai's financial district
- Jumeirah Beach, the Four Seasons Resort and the Jumeirah Archaeological Site
- A Dubai Metro station on Sheikh Zayed Road nearby
- Dubai Ferry routes along the coast
Why the location matters. Al Wasl is an established, mostly low-rise residential district of villas, and new high-rise plots on the canal are rare. Veil sits where that villa district meets Sheikh Zayed Road and Business Bay. Residents are minutes from Dubai's main business and leisure areas, while the tower's views look over the canal, the low-rise Jumeirah districts and the Arabian Gulf on one side and the Downtown skyline on the other.
Noise and climate were designed for. Arup, Muraba's technical advisor, says its work included acoustic insulation to reduce noise from the neighbouring highway, plus deep balconies and the external mesh to protect residents from direct sun.

Architecture and Design: Why It Is Called "Veil"
One home wide. At 22.5 metres wide and about 380 metres tall, Muraba Veil is one of the slimmest supertall residential towers proposed in the region. Because the building is only one apartment wide, every residence is "dual aspect". It has outlooks and outdoor space on both long sides, which allows natural cross-ventilation.
The veil itself. The whole tower is wrapped in a bespoke stainless steel mesh. RCR founder Rafael Aranda describes it as "porous and responsive, reflecting the different shades of the sky, and de-materialising the architecture's presence." Like a traditional mashrabiya screen, the mesh filters sunlight and gives privacy, while still letting light and air through. Its appearance changes with the light through the day.
The Arabian courtyard house, stacked vertically. RCR's concept takes the traditional Arabian house as its model: a sequence of shaded, planted spaces leading to a cool inner courtyard. In Veil, each residence opens onto water pools and greenery, with large terraces on both sides. The developer describes "a private sanctuary of space, fresh water and lush vegetation on every floor."

The design and engineering team:
- Architecture: RCR Arquitectes (Rafael Aranda, Carme Pigem, Ramon Vilalta)
- Engineering consultant: WSP, including the MEP design
- Technical advisor: Arup, involved since the concept stage, working from Madrid and the Dubai site on materials, acoustics, climate durability and technical design
- Regulatory status: approved and registered with RERA at launch, according to the October 2024 announcement
The Residences: Unit Types and Sizes
Muraba Veil has 131 residences, from two to five bedrooms, according to the developer. They include duplexes and very large upper-floor homes. Every home occupies the full width of the tower, so even the "entry" two-bedroom is larger than many villas.
| Home type | Typical size | Notes |
|---|---|---|
| 2 bedroom | About 3,838 sq ft | Smallest layout; consistent across DLD records and price lists |
| 3 bedroom | From about 4,940 sq ft | Larger 3BR and duplex layouts go well beyond this |
| 3 bedroom duplex | About 8,068 sq ft | As listed on published price lists |
| 4 bedroom | From about 9,900 sq ft | Larger 4BR homes and duplexes reach roughly 15,000 sq ft |
| 5 bedroom | On request | Very limited; confirm the layout with the developer |
Sizes are taken from DLD-registered transactions (via Property Finder) and published price lists. The exact area of your unit is the figure in your SPA and the DLD registration.

Inside the homes. According to the developer's technical sheet circulated to agents, residences come with:
- Furniture: bespoke Living Divani (Italy) pieces chosen by the architects, included with the unit as seen in the renders. The furniture cannot be customised.
- Doors and glazing: motorised, stackable, triple-glazed Sky-Frame (Switzerland) sliding doors
- Kitchens: Gaggenau appliances
- Walls and floors: pigmented poured-concrete walls in the colour of the site's sand, and terrazzo concrete floors
- Acoustics: a cork-based ceiling layer to absorb noise between floors
- Cooling: Empower district cooling with smart-home control and individual consumption meters
- Air and water: sand-trap louvres and F7 bag filters on fresh air intakes; mechanical and plumbing floors roughly every 100 metres to keep water pressure consistent
Some items on that sheet, such as the audio and kitchen-cabinet partners, were marked "to be announced", so we have not listed them as confirmed.

Amenities: From an Underground Oasis to a Sky-High Restaurant
The amenities announced at launch include a wellness spa, restaurant, gallery, padel court, private meeting rooms and a private cinema. Muraba's own website adds a Majlis, rooftop pools ("bathing in the clouds"), rooftop dining and an "underground oasis" of pools and palms at the base of the tower.
The developer's technical sheet places them on these levels:
| Level | Amenities |
|---|---|
| Basement B2 | Cavern pools, gym (stretch, weights and cardio), changing rooms, gallery |
| Basement B1 | Café and kitchen; Muraba Foundation space |
| Ground | Arrival and drop-off, kids' club, gym, lockers, spa with five wellness treatment rooms |
| Level 1 | Dune roof pool |
| Level 31 | Majlis, meeting rooms, private cinema |
| Level 70 | Padel court, rooftop swimming pool |
| Level 73 | Restaurant |
The dune. At the foot of the tower, a large dune-shaped canopy covers the arrival area, restaurant, lounges and pools, landscaped with palms and water. AD Middle East reported that the subterranean spa is around 12 metres high, with experiential pools, treatment rooms and a gym.

Services and the "Branded" Question
Not a hotel-branded residence. Muraba Veil is not tied to a hotel operator or fashion house. Its "brand" is the architecture itself, plus a list of named design partners such as RCR, Living Divani, Sky-Frame and Gaggenau. That is a different proposition from the hotel-branded towers that dominate Dubai's luxury launches.
Services listed by the developer. According to the technical sheet, the services covered by the service charge include:
- private concierge and valet parking
- landscaping, water-feature and pool maintenance
- glass and veil cleaning
- housekeeping and a private chef on demand
- day rooms in the basement for drivers, with washrooms, a pantry and a lounge
- 50 guest parking spaces
Service charge. The anticipated service charge is about AED 38 per sq ft a year, according to the developer technical sheet. Several portals report the same figure. On a 3,838 sq ft two-bedroom, that works out at roughly AED 145,800 a year, which is high even for Dubai's luxury market. Make sure you build it into your numbers.
Payment Plan
Muraba Veil is sold on a 50/50 payment plan: half of the price is paid in instalments during construction, and half on completion. Every source we checked agrees on the 50/50 split, but the exact instalment schedule varies by release:
- One published schedule (The Foundry) is 5% on booking plus an AED 5,000 admin fee, then 15% plus the 4% DLD fee 30 days later, then 10% each in September 2025, September 2026 and September 2027, and finally 50% on completion.
- Other portals show it as 10% on booking, 40% during construction and 50% on handover.
Illustration on an AED 13.5 million two-bedroom (10/40/50):
| Stage | Share | Amount (AED) |
|---|---|---|
| On booking | 10% | 1,350,000 |
| During construction | 40% | 5,400,000 |
| On completion | 50% | 6,750,000 |
| DLD registration fee (separate) | 4% | 540,000 |
Illustration only. Your SPA sets the actual schedule.
Important if you buy now. Some published schedules include instalments dated September 2025 and September 2026, which have already passed. A buyer coming in today may have to pay a larger catch-up amount at booking. Ask for your own dated schedule before you reserve.
Handover and Construction Progress
- Developer target: Q4 2028
- DLD registered completion date: 31 December 2028
- Construction start (DLD register): 1 December 2024
- Progress: 5.45% at the DLD inspection of 16 March 2026, and 7.6% at the inspection of 28 September 2026
- Contractors: foundation works are under way. A main building contractor had not been publicly announced as of mid-October 2026.
What this means. About 92% of the construction remains, with roughly 26 months left before the registered completion date. Supertall towers often move faster once the foundations and core are finished, but buyers should not assume the date will hold. Half of the price is due on completion, so a delay mostly pushes your largest payment later rather than adding to your risk. Still, check the SPA for the completion date, any grace period and what it says about delays.
Muraba Veil Prices: What the Data Actually Shows
There is no official price list on Muraba's public website. To avoid relying on any single broker, we compared DLD-registered transactions with several published price lists.
DLD-registered sales (via Property Finder, which publishes DLD transaction data):
| Date registered | Type | Size (sq ft) | Price (AED) |
|---|---|---|---|
| 15 Sep 2026 | 3 bedroom | 4,951 | 36,600,000 |
| 4 Sep 2026 | 3 bedroom | 4,951 | 31,587,077 |
| 10 Jul 2026 | 3 bedroom | 4,952 | 16,266,659 |
| 22 Jun 2026 | 2 bedroom | 3,839 | 12,986,147 |
| 6 May 2026 | 4 bedroom | 9,919 | 42,954,629 |
| 10 Apr 2026 | 2 bedroom | 3,839 | 13,658,036 |
| 12 Feb 2026 | 2 bedroom | 3,838 | 20,554,669 |
What the numbers tell you:
- Two-bedroom homes have changed hands from about AED 13 million in 2026, with higher floors selling for much more (AED 20.55 million on the 28th floor in February 2026).
- Three-bedroom prices vary hugely, from about AED 16.3 million to AED 36.6 million for the same 4,951 sq ft footprint. Floor, view and layout drive the price far more than size does.
- Price lists quoted by several portals start at about AED 13.3–13.5 million for a two-bedroom. Four-bedroom homes are listed at about AED 48.7 million, and the top of the published lists is a three-bedroom duplex at about AED 72.9 million.
- Price per square foot. Property Finder's DLD-based summary shows an average of about AED 4,497 per sq ft across 17 recent transactions.
Why you may see "from AED 18 million". Coverage at launch, including Gulf News and Metalocus, quoted apartments starting at AED 18 million. Registered sales since then show two-bedrooms transacting well below that, so we use the DLD data rather than the launch headline. Prices on individual floors can still be far higher.
Investment Angle: Who Is Muraba Veil For?
Rare product, rare location. Full-width homes from about 3,800 sq ft, on the Dubai Canal, designed by a Pritzker-winning studio, are close to unique in Dubai. Scarcity like that has historically supported ultra-prime values. That is a judgement, though, not a guarantee.
Yields: no reliable data yet. The tower is under construction, so there are no rental transactions to calculate a reliable yield from. We have not quoted a yield figure. Treat any broker yield promise for Veil with caution until comparable rents exist.
Golden Visa. At these price levels, the purchase is far above the AED 2 million property threshold for the UAE's 10-year Golden Visa. The rules for off-plan property and mortgaged units have conditions, so confirm eligibility for your specific purchase before relying on it.
Holding costs. A service charge of around AED 38 per sq ft is a real cost for an investor. It should be weighed against expected rents once comparable data exists.
Best suited to:
- end-users who want a home that feels like a villa in the sky, close to Downtown and DIFC
- long-term buyers who value architecture and scarcity
- buyers comfortable with a 2028–2029 delivery horizon
It is a weaker fit for buyers who need quick rental income or a short-term flip.
How Muraba Veil Compares with Other Luxury Launches
Veil is in a different bracket from most current Dubai launches. Here is how it compares with luxury projects we have covered recently:
| Project | Area | Developer / brand | Size or entry point | Published starting price |
|---|---|---|---|---|
| Muraba Veil | Al Wasl, Dubai Canal | Muraba, architecture by RCR | 2BR about 3,838 sq ft | 2BR registered sales from about AED 13M (DLD, 2026) |
| Avarra by Palace | Business Bay, near the Dubai Canal | Emaar / Palace | Units about 790–4,226 sq ft | From AED 2,709,888 (Emaar) |
| The Bay Interiors by Missoni | Dubai Islands | Tomorrow World / Missoni | 2BR about 1,007–1,229 sq ft | From AED 2,750,000 (official site) |
| Vision Iconic Tower | Meydan | Binghatti / Mercedes-Benz | 5BR from AED 14,877,000 | From AED 2,250,000 (Binghatti) |
The takeaway. Muraba Veil's smallest home is about the size of Avarra by Palace's largest listed layouts. Its two-bedroom price is roughly equal to a five-bedroom in Binghatti's Vision Iconic Tower. Veil is priced and designed as ultra-prime, not as a mainstream branded launch. Its service charge (about AED 38 per sq ft) is also well above the AED 25 per sq ft anticipated at The Bay Interiors by Missoni.
Buyer Checklist Before You Commit
- Check DLD registration and escrow. Muraba Veil is DLD project 3106. Confirm the project status and the escrow account before you pay anything, and make sure payments go only into escrow.
- Get your own dated payment schedule. Missed historic instalment dates can mean a large first payment.
- Read the completion clause. Check the SPA completion date, the grace period and the remedies for delay, especially as 50% is due on completion.
- Confirm the exact area. Check the unit's registered area and whether terraces and pools are included in it, because price per square foot depends on this.
- Compare against DLD transactions. Floor premiums at Veil are steep, so compare your quote with registered sales on similar floors.
- Budget the running costs. At about AED 38 per sq ft, add district cooling consumption on top.
- Understand what is included. Ask for a written list of the furniture and appliances included.
- Use a RERA-registered broker. Ask your broker to show the DLD records behind any price they quote.
