Studios earned a gross rental yield of 9% across Dubai in 2025, compared with 7% for two-bedroom homes and 6% for three-bedroom homes, according to DXBinteract data. Studio rents have also grown fastest: the city-wide median studio rent rose 50% between 2020 and 2025, from AED 26,000 to AED 39,000 a year, while the median two-bedroom rent rose 21%.
That headline gap is real, but it is not the whole story. In some communities the bedroom you buy barely changes the yield, and in a few the larger unit holds up better than the small one. Our team in Business Bay went through six years of rental contracts and sales across 12 of Dubai's busiest communities to see where each unit type actually earns its keep.

How we measured it
- Yield: gross rental yield as published by DXBinteract. It is worked out only on units that were both sold and rented in the same year (total annual rent divided by total sale price), and it is rounded to the nearest whole percent. Because of that, it will not always match what you get by dividing the median rent by the median price.
- Rent: median annual rent from registered rental contracts for each calendar year, by bedroom count. These figures cover all property types in each community, so three-bedroom rents in places like JVC include some townhouses.
- Prices: 2025 median resale prices for apartments, used to show what each unit type costs to buy.
- Period: full calendar years 2020 to 2025. The 2026 figures are year to date (January to early November) and are shown separately as a momentum check.
Gross yield is before service charges, maintenance, vacancy and agency fees. Net returns are typically one to two percentage points lower.

n/a: too few units both sold and rented in 2025 to give a reliable figure.
A few things stand out:
- The highest single figure was a studio in Dubai Silicon Oasis at 10%. Studios there resold for a median of about AED 430,000 in 2025 and rented for around AED 38,000.
- Dubai Sports City was the most even market. Studios, one-beds and two-beds all returned 9%, so a buyer there gives up very little yield by choosing the larger, easier-to-let unit.
- JVC is the only community where three-bedroom homes matched the two-beds at 8%. That is partly because JVC's three-bed rents include townhouses, which are in short supply and command strong rents.
- Prime areas are flat across the board. In Dubai Marina, Creek Harbour and Palm Jumeirah the spread between studio and two-bed yield was zero or one point. Buyers there are paying mainly for location and capital growth, not income.
Rent growth by bedroom type, 2020 to 2025
Yield is a snapshot. Rent growth tells you which unit types tenants have been bidding up.
| Community | Studio | 1 bed | 2 beds | 3 beds |
|---|---|---|---|---|

| Palm Jumeirah | +55% | +61% | +75% | +76% |

| Dubai Marina | +63% | +50% | +50% | +48% |
| Jumeirah Village Circle | +61% | +57% | +36% | +67% |
| Business Bay | +60% | +45% | +39% | +49% |
| Arjan | +55% | +44% | +42% | +44% |
| Dubai Sports City | +60% | +45% | +41% | +33% |
| International City | +58% | +25% | +22% | +47% |
| Dubai Silicon Oasis | +46% | +25% | +15% | -3% |
| Dubai overall | +50% | +31% | +21% | +30% |
Two different markets show up in this table.
- In mid-market and affordable communities, small units led. In JLT, Dubai Marina, Business Bay, Sports City, International City and Silicon Oasis, studio rents grew faster than any other unit type. That fits a market where single professionals arriving in Dubai were competing for the cheapest self-contained homes.
- In family and prime communities, big units led. Dubai Hills Estate three-bed rents more than doubled (+117%, from AED 115,000 to AED 250,000), and Palm Jumeirah, Creek Harbour and Downtown all saw their largest rent increases in two and three-bed homes. That pattern is consistent with families trading up for space and schools.
The city-wide two-bed figure (+21%) looks weaker than any single community in our list. That is a mix effect: a growing share of Dubai's two-bed contracts now come from newer, lower-rent areas on the edge of the city, which pulls the median down even while rents in established communities rose 36% to 75%.
What an extra bedroom actually buys you
Here is a more practical way to look at it. If you are choosing between two units in the same community, what extra rent do you get for the extra money you spend?
| Community | Studio → 1 bed: extra cost | Extra rent a year | Return on the extra | 1 bed → 2 beds: extra cost | Extra rent a year | Return on the extra |
|---|---|---|---|---|---|---|
| JVC | AED 340,000 | AED 21,000 | 6.2% | AED 530,000 | AED 24,000 | 4.5% |
| Dubai Silicon Oasis | AED 220,000 | AED 12,000 | 5.5% | AED 520,000 | AED 21,000 | 4.0% |
| Dubai Marina | AED 501,000 | AED 25,000 | 5.0% | AED 825,000 | AED 45,000 | 5.5% |
| Business Bay | AED 420,000 | AED 18,000 | 4.3% | AED 748,000 | AED 38,000 | 5.1% |
Based on 2025 median resale apartment prices and 2025 median rents from DXBinteract. JVC: studios AED 630,000, 1-beds AED 970,000, 2-beds AED 1.5M. Business Bay: AED 1.03M, AED 1.45M and AED 2.2M. Dubai Marina: AED 1.02M, AED 1.53M and AED 2.35M. Silicon Oasis: AED 430,000, AED 650,000 and AED 1.17M.
- In JVC and Silicon Oasis, the extra bedroom earns less than the unit you already have. Moving up from a one-bed to a two-bed adds rent at a rate of only 4% to 4.5% on the extra money. For a pure income buyer in these areas, two smaller units usually beat one larger one.
- In Dubai Marina and Business Bay it is the other way round. The step from one bed to two beds returns slightly more on the extra capital than the step from studio to one bed. Two-beds in these areas are the unit most sought after by sharers and young families, and the rent reflects it.
2026 so far: prime rents are cooling, affordable rents are not
Median rents registered in 2026 to date compared with the full year 2025:

| Palm Jumeirah | 90,000 → 90,000 | 0% | 140,000 → 120,000 | -14% |
All figures AED per year. 2026 is year to date, so treat small moves with care.
Rents in the cheaper communities are still edging up, while studios and one-beds in Business Bay, Dubai Marina and Downtown have slipped back from their 2025 levels. Across Dubai as a whole, gross yields so far in 2026 are running at 8% for studios, 7% for one-beds and 6% for two-beds, each about a point lower than in 2025, as sale prices have kept rising faster than rents.
What this means for buyers and investors
- For maximum income, small units in mid-market communities still lead. Studios and one-beds in Silicon Oasis, Sports City, JVC and Arjan returned 8% to 10% gross in 2025.
- Do not assume bigger is always worse. In Sports City and JVC the yield gap between one-beds and two-beds was zero, and a two-bed is easier to let to families and sharers and usually sees fewer vacancies.
- Prime areas are a capital-growth play. Yields of 5% to 7% in Downtown, Dubai Marina, Creek Harbour and Palm Jumeirah are similar for every unit type. In those markets, pick the unit on resale demand and view, not on yield.
- Watch the 2026 slowdown in prime studio rents. Small units in Business Bay and Dubai Marina have had the biggest rent rises since 2020 and are now the first to soften. Underwrite on today's rents, not last year's.
- Check the building, not just the community. These are community medians. Yields vary widely between towers in the same area, so always look at actual rental contracts and sale prices for the building you are considering.
