Deyaar Development has announced the handover of Tria, its 711-home residential tower in Dubai Silicon Oasis (DSO). The DFM-listed developer announced the milestone on 6 October 2026. Tria takes Deyaar's 2026 deliveries to more than 2,100 units, following 1,436 units handed over across Regalia, Jannat and Talia Residences in the first half of the year.

From 2022 Launch to 2026 Handover
Deyaar launched Tria in June 2022 as its first luxury residential tower in Dubai Silicon Oasis and one of the largest residential buildings in the community. It was sold with a launch payment plan of up to six years. According to Deyaar's project page, construction began in June 2023, so the developer has taken the tower from groundworks to handover in a little over three years.

Why Dubai Silicon Oasis Matters
Dubai Silicon Oasis is an integrated technology free zone and residential community in east Dubai. It sits between Sheikh Mohammed Bin Zayed Road and Dubai–Al Ain Road, with schools, a mall, healthcare and universities nearby. That makes it popular with end users who work in DSO, Academic City, Dubai International Airport and the eastern growth corridor. What the Handover Means for Owners, Buyers and Investors
If you own a unit at Tria: expect a completion notice and final statement from Deyaar. The usual next steps are paying any final instalment, a snagging inspection, setting up DEWA and any cooling connections, paying service charges, and converting your Oqood (off-plan registration) into a title deed with the Dubai Land Department. Register an Ejari contract if you let the unit.
If you want to buy: units at a newly delivered tower now trade on the resale market. Buying a completed building removes construction risk and lets you inspect the actual unit, view and finish. Compare asking prices with recent DSO transactions and check service charges in the DLD's service charge index before you make an offer.
If you are an investor: when 711 homes are handed over at once, a lot of units come onto the rental market together. Landlords should price rents realistically for the first leasing cycle, and buyers may find room to negotiate while owners compete for tenants.
On developer track record: Deyaar has delivered four projects in Dubai so far in 2026, which is useful evidence when you weigh its future off-plan launches. A good track record doesn't guarantee future projects, but it's one of the first things we check with any developer.
