SAMANA Developers has launched SAMANA COLLECTA, a new premium brand, and named its first project: a branded residential island at The World Islands off the Dubai coast. Announced on 15 October 2026, the development has a gross development value of more than AED 4 billion (about USD 1.1 billion) and is planned around 840 branded residences, seven floating villas and two tree villas.

This is an early-stage announcement. The project name, the Italian brand partner, the price list and the payment plan have not been released yet, so treat this as a heads-up on what is coming rather than a live sales launch.

What SAMANA Is Planning on the Island

SAMANA's pitch is that this is an island to live on all year, not a holiday retreat. The developer says core residential amenities and services will be running from the first handover. The plans include:

  • Several beaches, a lagoon and swimming pools
  • A beach club and water-sports facilities
  • Spas, plus indoor and outdoor gyms
  • Co-working spaces and high-speed connectivity
  • A welcome centre, everyday retail and services
  • A number of restaurants, including a floating Italian restaurant created with a Michelin-recognised culinary partner

Italian-inspired landscaping will run across the island, and the residences are being designed with an Italian luxury marque known for design and craftsmanship. SAMANA says it will name the brand partner separately.

Getting There: Yacht Shuttles Every 30 Minutes

Access is the big question for any World Islands address. SAMANA plans a regular yacht shuttle between the island and mainland Dubai every 30 minutes, with embarkation points to be confirmed closer to the sales launch. Speaking to Zawya Projects, CEO Imran Farooq said SAMANA will also build the island's own infrastructure, including electricity, water, sewerage, waste management and marine transport, acting as master developer for its plots.

According to that interview, SAMANA bought the land last year and holds about six island plots at The World Islands. More island projects could follow under the COLLECTA brand. The developer also plans to take the brand to international waterfront destinations later.

Prices and Payment

There is no official price list yet. SAMANA's announcement says residences are expected to start below AED 2 million, which would make it one of the lower entry points for a branded island home in Dubai. Farooq told Zawya Projects that the company is targeting around AED 3,000 per sq ft in the premium segment, and that the average ticket size is lower than many people expect for an island project.

We will confirm prices, unit sizes and the payment plan once SAMANA publishes them and the project is registered with the Dubai Land Department.

Why It Matters for Buyers and Investors

A different kind of island launch. Most World Islands projects so far have been ultra-luxury, low-density resorts. A mix that starts from studios widens the buyer pool, and could help with resale and rental liquidity later.

Delivery and infrastructure risk. Island projects depend on marine logistics, utilities and approvals. SAMANA says it has hired people with previous World Islands experience and has island experience in the Maldives, but buyers should still weigh the contractual four-year timeline rather than the 39-month internal target.

Daily life. Living on an island relies on the shuttle working well. Ask about service hours, parking at the mainland embarkation points and who pays for the boats. SAMANA says running costs will be covered through owners' association and service-charge arrangements.

Do your checks. Before paying any expression of interest, confirm DLD project registration, the escrow account and the completion date in the Sale and Purchase Agreement.
